Sunriver 101

Sunriver, Oregon is an exclusive resort destination and residential community about fifteen miles south of Bend, Oregon, the United States.  It is located east of the Deschutes River at the base of the Cascade Mountain Range.

Sunriver includes various residential areas, recreational and sporting facilities, the Sunriver Resort and a retail facility known as Sunriver Village Mall. The Sunriver Village Mall is currently being renovated by new ownership and offers visitors and residents a wide variety of businesses and services including great restaurants, unique retail stores, and vacation rental and property management companies. Sunriver’s permanent population is about 1700 and swells to over 10000 during peak seasons. Sunriver has several vacation property rental agencies that offer numerous privately owned single family homes and condominium units.

The Sunriver Resort Lodge offers deluxe hotel accommodations, conference facilities, a gourmet restaurant, and other vacation oriented amenities. Sunriver Vacations operates a public recreation center called “Mavericks at Sunriver”. Mavericks biggest draw is the Flowrider wave machine the provides users with the chance to learn how to surf.  At Mavericks you will also find a cafe, rock climbing wall, complete gym, a spacious meeting room, a large swimming pool, and a kiddie pool with playful water features.

Sunriver is known for three premier 18-hole golf courses:  Crosswater, Meadows, and The Woodlands, and for a fourth family friendly course called Caldera Links.  Sunriver also boasts a number of tennis courts, swimming pools, a beautiful park, a nature center, the Sunriver Observatory, horse riding stables, a full service marina, a private airport, unique restaurants, a business park, the Three Rivers School and the shopping center.  Sunriver is well known for its network of well maintained biking and walking paths measuring over 35 miles.  The Mt. Bachelor ski area is in close proximity and within a 20 minute drive.

Sunriver was built on history.  It is situated on the former site of Camp Abbot, a World War II training facility where engineers were trained in a simulated combat environment. The U.S. Army camp opened in 1942, and by June 1944, the camp was abandoned and most of the site was demolished.

The Officers’ Club was left standing and has been preserved and refurbished. The building is now known as the “Great Hall,” and is under management of Sunriver Resort. Developers John Gray and Donald McCallum selected the name Sunriver.  Condominiums were built in 1968 in conjunction with the completion of Sunriver Lodge, and in 1969, the master plan was completed and the sale of residential lots began.

Sunriver is situated in the heart of Deschutes County, about fifteen miles south of the city of Bend. It sits in the Upper Deschutes River Basin at and elevation of about 4,200 feet with the Deschutes River bordering the 3,300 acre community to the west.. The Deschutes National Forest surrounds Sunriver to the north, east and west.

There are about 4,700 homes and lodging units in Sunriver and about 1,500 people live in Sunriver full-time. About half of non-resident owners are Oregonians, 13% are from Washington and 12% from California. The average age of residential homeowners is 65. In the latter part of 2007, the average price of a residential home in Sunriver was $637,734 while the median price was $548,547. Property taxes are collected by Deschutes County and distributed to each taxing district. Property tax is based on the assessed value of your property and the tax rates of your taxing districts.

Although Sunriver is not incorporated, it is self-governed by the Sunriver Homeowners’ Association, and has its own public works department and budget. Sunriver’s paved roads and thirty five miles or so of paved pathways for pedestrians and cyclists are private, as are its swimming pools, many tennis courts, quaint parks and other common areas. A special service district provides complete police, fire and emergency medical services.

Sunriver is located in beautiful Central Oregon, two miles west of Highway 97 and fifteen miles south of the city of Bend.

The Deschutes River borders one side of the 3300 acre development, and it is surrounded by National Forest Land. Sunriver is one of Oregon’s original planned resort communities that incorporate residential villages, a resort, and commercial and industrial properties into a unique destination area.

The Deschutes County Planning Division handles all zoning issues. The Sunriver Owners Association oversees all residential development within Sunriver except for the privately owned Business Park. Sunriver maintains its own fire and police services on site.

Sunriver is bounded by natural volcanic wonders found over 6,000 years ago, such as Lava Butte to the north and Newberry National Monument to the south.

Just north of Sunriver are the Lava Caves, which were formed as a result of the volcanic activity thousands of years ago. The Lava Caves offer the opportunity to experience spelunking at a novice level.  And if your preference for recreation lies in winter activities, you will enjoy cross country skiing in the woods or cross country and downhill skiing at Mt. Bachelor.   Mount Bachelor is widely revered as the premier Northwest recreational mountain area and has a diverse array of slopes for all skill leves.  Mount Bachelor is located just 18 miles west of Sunriver, about a twenty five minute drive.

One of Sunriver’s unique attributes is its private airport.  The 5,500-foot paved and lighted airstrip is one of the longest private airstrips in the West. It can accommodate private planes of guests flying in for a brief visit or overnight stay and provides charter flights. Additionally, Sunriver hosts a shopping mall filled with unique stores and boutiques, a post office, a state liquor store, great restaurants, arts and crafts workshops, an elementary school, churches and the Sunriver Lodge.

Sunriver is currently home to more than 4500 residences, with additional dwellings under construction at this time. Many established homes are available for short or long term rental. 

This former hunter’s and fishermen’s paradise offers a temporary haven to migratory birds during their long journeys and provides a sojourn for deer and elk making their annual treks to and from the vast lower deserts and the rugged mountain wilds. Sunriver also plays host to otters, nesting swans and wood ducks, a few coyotes, ospreys and eagles. Sunriver remains an unenclosed sanctuary, where wildlife is left undisturbed.  The amateur to the avid photographer will find many ways to capture the natural beauty of the Sunriver surroundings.
